Clear height is the usable concept
Warehouse listings often advertise building clear height, but actual storage height can be limited by structure, lighting, sprinklers, ducts, equipment capability, product stability or local code requirements. Capacity calculations should therefore use verified usable storage height, not the tallest point in the building.
Vertical space can change economics
Adding a storage level can increase nominal capacity without adding floor area, but it can also change rack design, lift equipment needs, fire-protection implications and handling time. The incremental position count should be compared with the full operational and compliance cost.
Cubic utilization needs context
Cubic utilization can reveal unused vertical space, yet a high cube percentage is not automatically a good target. Air space may be necessary for safe handling, fire protection, access and different load heights.
Verify before committing

Practical questions
Should I use one utilization percentage for every warehouse?
No. Inventory profile, storage system, seasonality, staging demand, handling equipment and workflow can make the same percentage perform very differently in two facilities.
